The Federal Reserve says appraisal reviews "should figure out whether the appraisal or evaluation is pertinent for the transaction, the risk of the transaction, and whether the processes by which the collateral valuation is attained ensures independence and quality." In addition, they "should demonstrate whether the appraisal or evaluation report is consistent with the engagement letter, which gives an account of the extent of the appraisal assignment." Last, The Federal Reserve says that "some financial institutions add periodic reviews with post-funding surveys of appraisal quality for any of their high-risk or large-value transactions as a means to help in identifying valuation complications."

In addition to adapting our work to the procedures and guidelines of our review customers, there are four Fannie Mae forms that are generally used for review services, and we will produce an appraisal review on any one of them. They include an appraisal "desk" review, a "field" review, a "short" form and a "narrative" form. Here at Harper & Strickland, Inc., we are qualified in all types of appraisal reviews, review practices and the requirements of review appraisers.

We realize what the greatest weaknesses are, particularly in our home market, as well as what amounts to a quality appraisal. In the same sense, we are trained enough to admit that the competitors in our market are capable of doing quality work. The Uniform Standards of Professional Appraisal Practice (USPAP) govern appraisal reviews as well as appraisal reports, and you can count on us to justly examine appraisal reports done by others. And those others may be examining our work, too!
